Outside

When a potential buyer pulls up to your house, the outside curb appeal will make a difference. Some things you can do to help make a nice first impression of the outside of your house and yard.

* Sweep front walkway.

* Remove newspapers, bikes and toys.

* Park extra cars away from the property.

* Trim the shrubs.

* Apply fresh, clean paint throughout.

* Clean windows and window coverings throughout.

* Keep plumbing and all appliances in working order.

* Maintain all sealants (window, tub, shower, sink, etc.) in good condition.

* Make sure roof and gutters are in good condition; no repairs needed.

* Mow the lawn more frequently and plant flowers.

* Keep pet areas clean.

Inside

* Kitchen and bathroom should shine.

* Quick once-over with the vacuum; carpets should be clean.

* Place fresh flowers in the main rooms or you can use a soft smelling room fragrance. Keep in mind that a lot of people

do have allergies and that room fresheners can sometimes be over bearing.

* Put dishes away, unless setting a formal display for decoration.

* Make beds and put all clothes away.

* Open drapes, blinds and turn on lights for a brighter feel.

* Straighten closets. Potential buyers do look in the closets.

* Put toys away.

* Turn off television.

* Keep pets out of the way and pet areas clean and odor-free.

* Secure jewelry, cash, prescription medication and other valuables.

* Enhance the spaciousness of each room. Don't have clutter of boxes stacked in a room. Items that you can store

away to make the room more spacious.

* Remember buyers are looking at your home to see if they want to purchase it and they will look around to see how they

can place their own furniture in the home.

* Potential buyers like to walk around the home and look freely. If the sellers are home this makes the buyers

uncomfortable when looking at the home.

* If people unaccompanied by an agent request to see your property, please refer them to your real estate professional for

Leave a number where you can be reached if you are leaving town, even for a weekend.
